What is a contract? What is 'conversion'?

A contract is a legally binding agreement between parties, outlining roles, responsibilities, terms, termination and consequences for failing to meet obligations by any of the parties.

In the event of default, the courts can issue a 'judgement' which is legally enforceable.  

In this case, Eric D. Robinson, Jr. and London McKinnon entered into a legally binding contract, were legally evicted from the premises, were legally sued for damages, and (so far), a judgement has been entered against Eric for damages and liability in excess of $14,000.  

London's lawsuit remains pending.  It seems she's having difficulty with her legal counsel.

*****Persons who operate businesses in the United States are conventionally expected to honor their contractual agreements and abide by terms and conditions thereof.  Persons who claim to be "CEO"s but fail to honor such obligations are just little boys playing house.  Putting on a crown does not make you a King. Assembling a following who admires the Emperor's New Clothes does not make you a well-dressed MANN.*****

Conversion is a felony, basically defined as treating someone else's property or belongings as your own.  Unfortunately, Landlord-Tenant law supercedes prosecution of this felony. 

In addition, homeowners holding Landlord insurance should be aware that vandalism by tenants is not covered under the policy.
